What Plans Include

Our library combines stock barndominium floor plans with upgrade paths for local compliance and custom needs. Plan detail pages show simplified previews (floor plan/elevations). Your purchased set includes full working drawings for construction and permitting, with sheet lists noted on each plan.

What Do Our Plans Typically Include?

Contents vary by design; most barndominium plans include the following sheets:

  • Exterior Elevations – Front, sides, and rear with key dimensions; doors, windows, siding/metal profiles, and roof notes.
  • Floor Plans – Scaled plans showing walls, openings, fixtures, and room labels; barndo-friendly open spans and shop/garage areas where applicable.
  • Foundation Plan – Top view of footings/slab/pier layout and major load paths. Final sizing may require local soils and code inputs.
  • Roof & Framing Notes – General framing intent for clear spans and roof pitch; some plans include key sections and details.
  • Electrical Plan – Switches, receptacles, and lighting locations for typical residential scope.
  • Building Sections & Details – Wall sections, stair/porch details, moisture and insulation callouts common to barndo assemblies.

Items Often Required Locally (Not Typically Included)

Municipalities differ. Check your county/city requirements and coordinate with your builder and local pros:

  • Architect/Engineer Stamp – Some jurisdictions require local review and stamping. (We can provide CAD for local engineering if needed.)
  • Site Plan – Shows the home on your parcel with setbacks, driveway, drainage, and utility routing (by local surveyor/civil).
  • Mechanical/Plumbing Drawings – HVAC duct design, mechanical schedules, and plumbing risers—often produced by local trade contractors.
  • Energy Code Documentation – Manual J/S/D, REScheck, or state-specific energy calculations; required in many jurisdictions.
  • Truss & Steel Packages – Roof/floor truss engineering or steel/shop drawings from your supplier; coordinates with the plan set.
  • Local Load Criteria – Snow, wind, and seismic design per your code cycle; final sizing is confirmed by a local engineer.

  • PDF (Most Popular) – Digital set for printing at your local repro shop. Great for permitting, bidding, and field use.
  • CAD Files – Editable files for local engineering/changes. Ideal when your jurisdiction requires stamped revisions.
  • Printed Sets – Ships to your door. Order extra sets for the field crew, subs, and lender.
  • Materials List (Optional) – A takeoff outline to help with budgeting and lumber/steel quotes. Verify locally before ordering.
  • Cost-to-Build Snapshot – Ballpark for labor/material by region; refine with your builder and suppliers.
  • License Upgrades – Need to build more than once or for marketing? Ask us about license options for additional uses.

Love a plan but need changes? We support:

  • Adjusting spans/roof pitches for regional loads
  • Reworking shop/garage bays, doors, and clear heights
  • Moving walls, adding bedrooms/lofts, or expanding porches

Local Codes, Loads & Compliance

Our stock plans are drawn to widely accepted residential standards but aren’t pre-stamped for a specific jurisdiction. Many areas require a local architect/engineer to review, adapt, and stamp drawings for snow, wind, and seismic criteria—plus current code cycle.

  • Confirm your city/county code year and submittal checklist
  • Provide site address, soils data (if required), and design loads
  • Coordinate with your builder and local engineer for final sizing

  • How You’ll Receive Plans – PDF and CAD are delivered digitally. Print sets ship to your address.

Q: Do your plans come stamped by an architect or engineer?
A: Not by default. Many jurisdictions require local review/stamping. We can supply CAD if your local pro needs to adapt and stamp.

Q: Can I modify a plan?
A: Yes—everything from span adjustments and roof pitch to reworking shop bays and interior layouts. Request a modification quote with your notes.

Q: Will I need a site plan or energy calculations?
A: Often, yes. Many cities/counties ask for a site plan and energy documentation. Your builder and local trades can help produce these.
