Barndominiums.com provides architectural design services; however, we are not licensed architects. All house plans available on Barndominiums.com were originally created to meet the local building codes and requirements applicable at the time and location of their initial design. These plans may not automatically comply with the regulations in your specific area. It is your responsibility to consult with your local building department to verify all requirements and ensure full compliance.

All stock, custom, or modified plan purchases are final, and Barndominiums.com cannot offer refunds or exchanges once a plan has been purchased.

In addition to the house plans you order, many jurisdictions require a site plan showing the intended placement of the structure on your property. Some regions mandate specific beam, roof load, or structural requirements based on local snow loads or environmental conditions. You may also need to consult a licensed engineer for floor truss, joist, or beam specifications.

If your property does not connect to a municipal sewer system, a septic system design prepared by a licensed professional may be required. Many areas also enforce energy codes with region-specific requirements. Several free energy-code calculators are available online that your local building department may accept. Your builder may also be able to assist with these items.

Certain regions across North America have exceptionally strict structural engineering requirements. Examples include:

  • Seismic zones such as California and the Pacific Coast

  • Regions prone to tropical storms and hurricanes, including the East Coast, Gulf Coast, and the Carolinas

  • Areas within Tornado Alley throughout the Midwest

  • States such as New York, New Jersey, Nevada, and portions of Illinois, which require review by a local licensed professional

If you are building in any of these regions, anticipate the need to hire a state-licensed structural engineer to review and approve the plans and possibly provide additional drawings or structural recalculations as required by your local building department. Because nearly every U.S. region has unique code requirements due to weather or environmental factors, you should budget for the purchase of CAD files so that a local engineer or architect can make any modifications necessary for compliance. Local building departments typically provide a list of all documents and specifications required to obtain a building permit.

Please also be aware that stock plans do not include a professional architectural or engineering stamp. If your local jurisdiction requires a stamped set of plans, they will only accept a stamp from a professional licensed in the state where construction will occur. In these cases, you must take your plans to a local architect or engineer for a full review and approval stamp. Additionally, the State of Nevada requires that any residential plans used for construction within the state be prepared by a Nevada-licensed architect.
